Wayne, Pike County and Lake Wallenpaupack area FORECLOSURES

Wow, this is one of the earliest snowfalls I can remember in the Lake Wallenpaupack area…the middle of October!  It got me thinking of the upcoming holiday season, and how blessed those of us in Wayne and Pike counties are to live in such a wonderful area of the United States.  Which then got me thinking that if you hurry you have time to close on your own piece of Wayne/Pike county real estate before the holidays!

Of course, the biggest draw is the Fall Foliage…every year, people flock to the Lake Wallenpaupack area to see the spectacular show Mother Nature puts on…and it’s already STARTING.  Usually the peak is in early October, but every year is different.  Reds, oranges, yellows…some of the trees are so vivid they appear to be aflame.  I love fall…it’s nice and cool, the bugs depart, and you just can’t beat sitting out on your deck with a nice warm mug of apple cider.  Ahh, THIS is why we move to the country, folks!

If you’re looking for the area’s ULTIMATE Fall Foliage event, you’ll want to reserve your spot on the Stourbridge Line for a fantastic 4 1/2 hour rail excursion along the Lackawaxen river.  Starting in historic Honesdale with a stop in the Victorian village of Lackawaxen (inluding a tour of the Zane Grey Museum and a gander at the Roebling Aqueduct Suspension Bridge…you can walk across if you want!) this is the MOST popular train ride of the year, so get in touch with the folks NOW, HERE.  Cost is $29 per person, October 10 & 11 and 17 & 18.  Don’t miss it.

If you’re considering sell your home in Wayne or Pike County in Northeastern PA, I’ve got some suggestions regarding what to do before you even have an agent come over to provide you with a market analysis.

First, clean.  And I mean CLEAN…get down on the floor and scrub the grout with a toothbrush clean.  Every single surface should sparkle as best it can.  As you clean, make note of areas that have bad paint or need repairing.

Second, declutter.  Get everything you don’t need to use on a regular basis OUT of your home, garage, basement and attic.  Either throw it away or put it in storage (it’s pretty cheap to do so!). 

Third, paint and repair.  Got a room that is bright orange?  Yikes!  Replace any loud paint with neutral colors throughout your entire home, ones that will appeal to any buyer.  Leaky faucets?  Toilets?  Ripped carpet?  Floors in bad shape?  Take the time to fix them NOW…it will save you a lot of hassle as the sale process moves ahead.

Fourth, and MOST IMPORTANT…RUN YOUR NUMBERS!  You need to sit down and determine your bottom line…the absolute LOWEST amount you can take for you home and how much you stand to walk away with if you sell for X, Y or Z.  Figure in 8% commission for your real estate agent off the top, too.

And if you decide NOT to sell…your home is now clean, clutter free and in good working condition…you’ll live a better life while you’re there!

Tomorrow is September first, which leaves less than three months until November 30th, the DEADLINE for closings to occur in order for first time homebuyers to qualify for the $8,000 tax credit.  Closings can take anywhere from 30 days to 90 days depending upon what you’re buying (bank owned properties often take longer)…so time is running out for you to find a home, complete a contract and close in time!

Who is eligible for the credit?  Any FIRST TIME homebuyer purchasing a new or existing home.  FIRST TIME is defined as ‘not having owned a PRINCIPAL (your main home where you live) residence within the three years prior’ to your new purchase.  If you own only a vacation home, YOU ARE ELIGIBLE.  If you sold your home and have not owned another since September 1st, 2006 YOU ARE ELIGIBLE.  Do note that married couples are treated as a single unit, so if your SPOUSE owned a principal residence within the past three years, you are NOT ELIGIBLE.  If you aren’t married but live together, either of you can claim the credit if neither of you have owned or if one of you has not owned that person can claim the credit.

How much is the credit?  The tax credit is 10% of the purchase price of the home, UP TO $8000.

What are the income limits?  $75,000 for a single filer, $150,000 for joint filers.

How does this credit work and do I have to pay it back?  Simply put, if you normally get a tax refund from the IRS, you can expect to get your homebuyer credit IN ADDITION to the amount of your usual refund.  If you don’t get a refund normally and don’t owe the IRS anything either, you’ll get a check for your full homebuyer credit.  If you usually owe the IRS money, your homebuyer credit will be applied to the amount you owe and you will get a check for the difference (or no check at all if what you owe is more than the credit).  And NO, you DO NOT have to pay this credit back!

You CANNOT purchase the home from a spouse or family member.  If you decide to go the FHA route, you MAY be able to use the credit as a downpayment/closing costs via a short term loan for the $8,000 that will be paid when you receive your credit.
