There’s so much to do in Wayne and Pike Counties here in Northeastern PA…and the Fall season is no exception!  Check out this great site, Fall in PA.  Lots of info there!

Of course, the biggest draw is the Fall Foliage…every year, people flock to the Lake Wallenpaupack area to see the spectacular show Mother Nature puts on…and it’s already STARTING.  Usually the peak is in early October, but every year is different.  Reds, oranges, yellows…some of the trees are so vivid they appear to be aflame.  I love fall…it’s nice and cool, the bugs depart, and you just can’t beat sitting out on your deck with a nice warm mug of apple cider.  Ahh, THIS is why we move to the country, folks!

If you’re looking for the area’s ULTIMATE Fall Foliage event, you’ll want to reserve your spot on the Stourbridge Line for a fantastic 4 1/2 hour rail excursion along the Lackawaxen river.  Starting in historic Honesdale with a stop in the Victorian village of Lackawaxen (inluding a tour of the Zane Grey Museum and a gander at the Roebling Aqueduct Suspension Bridge…you can walk across if you want!) this is the MOST popular train ride of the year, so get in touch with the folks NOW, HERE.  Cost is $29 per person, October 10 & 11 and 17 & 18.  Don’t miss it.

And if you decide that you, too, need to have a part time home here in Wayne or Pike County…or if throw up your hands and say ‘Enough!  I’m moving to the country!’ and want a year round place, please give me a call, 570-351-6785.  I’ll help you find the paradise you’re in search of.

If you’re considering sell your home in Wayne or Pike County in Northeastern PA, I’ve got some suggestions regarding what to do before you even have an agent come over to provide you with a market analysis.

First, clean.  And I mean CLEAN…get down on the floor and scrub the grout with a toothbrush clean.  Every single surface should sparkle as best it can.  As you clean, make note of areas that have bad paint or need repairing.

Second, declutter.  Get everything you don’t need to use on a regular basis OUT of your home, garage, basement and attic.  Either throw it away or put it in storage (it’s pretty cheap to do so!).

Third, paint and repair.  Got a room that is bright orange?  Yikes!  Replace any loud paint with neutral colors throughout your entire home, ones that will appeal to any buyer.  Leaky faucets?  Toilets?  Ripped carpet?  Floors in bad shape?  Take the time to fix them NOW…it will save you a lot of hassle as the sale process moves ahead.

Fourth, and MOST IMPORTANT…RUN YOUR NUMBERS!  You need to sit down and determine your bottom line…the absolute LOWEST amount you can take for you home and how much you stand to walk away with if you sell for X, Y or Z.  Figure in 8% commission for your real estate agent off the top, too.

And if you decide NOT to sell…your home is now clean, clutter free and in good working condition…you’ll live a better life while you’re there!

Tomorrow is September first, which leaves less than three months until November 30th, the DEADLINE for closings to occur in order for first time homebuyers to qualify for the $8,000 tax credit.  Closings can take anywhere from 30 days to 90 days depending upon what you’re buying (bank owned properties often take longer)…so time is running out for you to find a home, complete a contract and close in time!

Who is eligible for the credit?  Any FIRST TIME homebuyer purchasing a new or existing home.  FIRST TIME is defined as ‘not having owned a PRINCIPAL (your main home where you live) residence within the three years prior’ to your new purchase.  If you own only a vacation home, YOU ARE ELIGIBLE.  If you sold your home and have not owned another since September 1st, 2006 YOU ARE ELIGIBLE.  Do note that married couples are treated as a single unit, so if your SPOUSE owned a principal residence within the past three years, you are NOT ELIGIBLE.  If you aren’t married but live together, either of you can claim the credit if neither of you have owned or if one of you has not owned that person can claim the credit.

How much is the credit?  The tax credit is 10% of the purchase price of the home, UP TO $8000.

What are the income limits?  $75,000 for a single filer, $150,000 for joint filers.

How does this credit work and do I have to pay it back?  Simply put, if you normally get a tax refund from the IRS, you can expect to get your homebuyer credit IN ADDITION to the amount of your usual refund.  If you don’t get a refund normally and don’t owe the IRS anything either, you’ll get a check for your full homebuyer credit.  If you usually owe the IRS money, your homebuyer credit will be applied to the amount you owe and you will get a check for the difference (or no check at all if what you owe is more than the credit).  And NO, you DO NOT have to pay this credit back!

You CANNOT purchase the home from a spouse or family member.  If you decide to go the FHA route, you MAY be able to use the credit as a downpayment/closing costs via a short term loan for the $8,000 that will be paid when you receive your credit.

But, TIME IS RUNNING OUT.  And if you’re planning on buying soon, why not buy NOW and get some FREE MONEY?  $8K can help you make some nice little improvements to the home you buy, purchase furniture, get new appliances, or pay down some of your debt.  Or go on that dream vacation!  Call me today, 570-351-6785 and we’ll start looking at homes in the Wayne/Pike/Lake Wallenpaupack area.  Don’t miss out!

Nestled in the woods close to Woodloch Pines and the PA/NY Border in Pike County is Fawn Lake Forest…founded way back in 1969.  Since then, many ‘transplants’ have made it their home and many local folks have taken up residence as well.  It’s also a prime spot for a vacation home, being within a short driving distance to Lake Wallenpaupack.  Amenities include a Clubhouse, Banquet Room, Indoor Pool, Outdoor Pool and the 146 acre Fawn Lake.  A workout room, craft room, game room, handball court, playground, basketball courts and a picnic area round out the selection available to residents.

Best of all, the prices in Fawn Lake are GREAT buys…homes start at 52K.  Yes, that’s right.  Granted, some are foreclosures that may need some work, but a home in a development with all that great stuff…for under 100K?  How could you go wrong?!?  There are many other listings too that are fantastic and under 200K, ideal for nearly any budget.

Click the link below to see all the current homes available in Fawn Lake, and give me a call if you want to see them in person, 570-351-6785.

FAWN LAKE FOREST HOMES

weichertweekend

I’m pleased to announce that on Saturday, August 15th 2009 Weichert, Realtors — Paupack Group will be hosting an open house event in the nature lover’s dream development:  Paupackan Lake Estates.  Located in both Lakeville and Hawley, the cornerstone is one of the cleanest lakes in Northeastern PA…Paupackan Lake.  If you’re looking for genuine serenity surrounded by beautiful woods, this is the place for you.  No motor craft of ANY KIND is allowed on the lake (hence it’s cleanliness) so you can fish in your rowboat without having people whiz by on a Skidoo.  Kayaking is very popular too, tracing the shore and admiring the flora and fauna.  Swim off the private beach if you like…again, you won’t be disturbed by loud motors or boats flying past you.

The community consists of about 400 homes, and there are plenty of lots if you’re looking to build.  It’s a mix of seasonal folks and year-rounders, so things are extra peaceful in the winter!  Be advised that there aren’t any clubhouses, pools, or that sort of thing…Paupackan Lake Estates is truly a development made up of people who enjoy living a life ‘away from it all’.  Prices are VERY reasonable…and you’re a short drive to the free boat launch on Lake Wallenpaupack as well as within easy commuting distance to Scranton.

So, if you’re coming to town the weekend of August 15th, stop in, make yourself at home and have a Weichert Weekend!  Call me, EJ Hetzel, 570-351-6785 and I’ll give you all the details.  Hope to see you soon!

It’s less than a month away…the famous Wayne County Fair!

I’m not even sure where to begin because this is one of THE BEST events in Wayne County, hands down.  I’m posting about it so far in advance so you can take time and make plans…those of you coming from out of state to visit the Lake Wallenpaupack area should make sure you include it in your itinerary.  For me, it speaks volumes about what Wayne and Pike county living is really about: a bunch of nice people getting together for some really good food, a little shopping, capped off at night with some great entertainment in a laid back atmosphere…all under the beautiful, clear sky and stars.

DATES: The fair runs from August 7th to August 15th

TIMES:  The fairgrounds open at 9 AM and the midway and rides open at noon.

COST:  $8 per person to enter.  This price includes parking, carnival rides and most shows.

WHAT YOU’LL FIND THERE:

  • GAMES on the midway, stuff like balloon darts, goldfish ring toss, knock down the milk jug, color wheel, basketball toss and more.
  • SHOPS on the midway, selling everything from jewelery to pets.  Yes, pets.
  • FOOD of all kinds…sausage and peppers, bratwurst, cheesesteaks, pizza, cotton candy, candy apples, funnel cake…mmm!
  • EXHIBITS that include vegetable competitions, flower arranging, quilts and lots of handmade items.
  • FARM ANIMALS from our community.  You’ll see ducks, geese, chickens, rabbits, sheep, pigs, cows and horses.
  • THRILL SHOWS and ENTERTAINMENT of all sorts, including FREE harness racing, horse pulling, woodsmen’s competitions, the Ricky Lee American Freedom Country Music Show, farm tractor pull, Imperial Stunt Drivers International Thrill Show, street stock and tri-axle pulls, local 4WD pull, the Rockie Lynn show,  and the 4-H livestock sale.  PAY SHOWS include the KSR Motorsports ‘Night of Destruction’ monster truck and stunt show, the FMX Motorcross Championship Series, and my favorite, the Demolition Derby.
  • RIDES for the kids…and for those of us who should probably stay OFF them but are too much of a kid at heart to do so.  And remember, that Pay One Price of $8 allows you to ride all day long, as much as you want.  What a deal!

This will be the 147th annual Wayne County Fair…it doesn’t get any more local than that, does it?  It’s a great, inexpensive opportunity to take the family out for some real country fun while interacting with the community.  Located on Route 191 North just outside of Honesdale, the Wayne County Fair is easy to find and close to ‘civilzation’…WalMart is just down the road.  Come on up and feel like a kid again!

If you see me there, be sure to say howdy!
